Planners Give OK To Combining Lots

    The Planning Commission Wednesday evening approved a conceptual plat for a merger of three lots on Middle Island.
    The request was filed by Michael Coady, who owns and operates Big Salmon Lodge, located on the island. Coady owns all three of the lots.
    “We’re just trying to have one single tax bill every year instead of having three,” Coady told the commission. “We want to condense everything ... We’re just trying to get rid of these in-between property lines so that we can make better use of the property.”
    As it stands, 15-foot setbacks from any shared property line are required in any Large Island zoning district, which Middle Island falls under. With the consolidation of the lots the setback requirements would apply to only the boundary lines of the resulting one lot, and not to those of three separate parcels.
    In other news, Scott Brylinsky, special projects manager with the city Planning Department, updated the commission on the No Name Mountain/Granite Creek Master Plan, a plan to develop an 830-acre, city-owned tract of mountainside land between Granite Creek Road and Starrigavan.
    He said that between himself and the city-hired team of consultants, more than 40 interviews have been conducted with community members,  including business owners, quarry operators, and people involved in construction.
    Brylinsky also announced the dates and location for two major meetings where members of the public are encouraged to voice their opinions on how the land should be developed. The sessions will be held 5:30-7:30 p.m. April 7 and April 8 at the library. The first meeting will be a “visioning session,” and the one the following night will be an “alternatives session,” to build off ideas discussed at the visioning session.
    Also Wednesday night the Planning Commission approved:
    – a conditional use permit for a short-term rental at 468 Katlian Street in the R-1 single family and duplex residential district. The request was filed by Judith Kell.
    – a variance for a substandard lot at a portion of Lot 14, USS 3557 on Shotgun Alley, located in the single-family, low-density zoning district. The applicant is the State of Alaska Department of Natural Resources Division of Mining, Land, and Water and North57 Surveying.
    – a preliminary plat for a minor subdivision to result in two lots at Lot 14, USS 3557. The applicant is the State of Alaska Department of Natural Resources Division of Mining, Land, and Water and North57 Surveying.
