The Planning Commission unanimously approved a conditional use permit and a variance at a regular meeting Wednesday.
A conditional use permit for a dwelling on the first floor within the central business district was issued to Lenise Henderson-Fontenot for her property at 302 Monastery Street. The permit included a condition that the heating oil tank be moved to the east side of the property, and away from her neighbor’s fence.
Henderson-Fontenot told the commission she plans to tear down an existing garage and rebuild it with a concrete floor.
She said she would like to build a studio apartment and an office along with the new garage, and that she plans to make long-term rentals of the new apartment and an existing cottage on the property.
A variance was issued to David and Mary Levesque to reduce the rear setback from eight to zero feet at 1421 Halibut Point Road in the R-1 single-family and duplex residential district.
The property is also known as Lot 1B of a minor subdivision of Lot 1 of Hager Subdivision.
Planning Director Amy Ainslie told the commission that the setback reduction will make the property safer by improving the vehicle path to the property.
The combination of a sizeable grade change and a structure that followed the required rear setback led to a narrow and steep vehicle path that could be slick in the winter, Ainslie said.
She said reducing the rear setback still will leave about 40 feet between the structure and the water’s edge.
Also at the meeting, the commission was advised that data from the short-term rental survey that closed last week will be presented to the commission at the July 21 meeting.
